Full management of monthly rent
Full management service for monthly rent: We handle marketing, finding the tenant, signing the rental contract with the tenant, collection, property supervision, and general cleaning — with transfer of the net amounts due according to the monthly rent schedule.
This management begins after the rental management contract provided by AMartil is signed, and after the property is viewed and the company expressly accepts promoting it and renting it monthly.
Property acceptance conditions: Not every property qualifies for this contract — the company has the right to refuse any property that does not meet its standards or in which it sees no promotional value.
Monthly rent commission (full management)
AMartil's commission is 50/100 in the first month of the rent. For example, if we rent your apartment for 2000 dirhams, AMartil receives 1000 dirhams in the first month.
From the second month, we receive the price difference between the property's true price and what the tenant pays. The minimum amount we receive is 300 dirhams per month.
Example of the price difference
- The tenant pays 2400 dirhams.
- The property price received by the property owner is 1900 dirhams.
- The difference is 500 dirhams, which AMartil receives every month, starting from the second month.
If the difference does not reach 300 dirhams
If the tenant pays 2000 dirhams, from the second month AMartil receives 300 dirhams, and the property owner receives 1700 dirhams.
- The rental contract is signed by AMartil with the tenant.
- The commission is deducted before the net amounts due are transferred to the property owner.

Full management service for monthly rent:
AMartil's commission in the first month is 50/100 of the rent, then from the second month the price difference with a minimum of 300 dirhams per month.

Within this service, we handle:
- Periodic supervision of your property
- Communicating with the client on your behalf,
- Preparing and signing the rental contract,
- Giving the tenant receipts for the rent amount every month
Monthly rent commission — full management contract (property owner)
- First month: a commission of 50/100 of the rent. Example: 2000 dirhams ⇒ AMartil 1000 dirhams.
- From the second month: the price difference with a minimum of 300 dirhams per month, as in Commission structure.
- The rental contract is signed by AMartil with the tenant.
- All commissions are deducted before the net amounts due are transferred.
If you sign the contract with the tenant yourself, that is Partial management at a commission of 50/100 of the first month only.

General cleaning rule for the property after monthly rent
We have noticed that most apartments after a monthly rental are in urgent need of a deep clean. The price starts at 200 dirhams and goes up to 350 dirhams.
- AMartil's commission for this type of cleaning: 100 dirhams.
- The company brings two cleaners to work in the apartment and clean it in a special and thorough way.
- The tenant is charged 150 dirhams as a cleaning commission in the last month, deducted from the guarantee amount they paid.
- The property owner pays 150 dirhams as cleaning expenses.
Before 2026: The general cleaning amount and the commission were charged to the property owner only.
From 2026: The tenant's contribution has become mandatory.
Rules of the full management contract for monthly rent
Notice: A rental management contract for AMARTIL IMMO — management may not be shared with any other agency or broker throughout the term of the mandate.
Preliminary conditions — viewing and acceptance of the property
- The full management contract for monthly rent cannot be signed without a viewing of the property by a representative of AMartil.
- The company must expressly accept promoting the property and renting it monthly before any signature.
- A request for management, or filling in the contract form, is not a commitment by AMartil before the viewing is completed and written acceptance is given.
Chapter One — subject of the mandate
- The property owner appoints AMARTIL IMMO SARL AU as the sole party authorized to promote the property and rent it monthly.
- The mandate includes: promotion, receiving interested parties, organizing visits, concluding and signing the monthly rental contract, receiving the rent and advance payments, and collection on behalf of the owner.
Chapter Two — monthly rent commission (full management)
The commission structure and examples, including the minimum of 300 dirhams, are shown in the image at the top of the page.
- The monthly rental contract is signed by AMartil with the tenant under full management.
- All commissions and expenses are deducted before the net amounts due are transferred to the property owner.
Important difference: If the property owner themselves signs the rental contract with the tenant, that is partial management at a commission of 50/100 of the first month only — see Partial management of monthly rent.
Chapter Three — transfer of monthly rent amounts due
- The property owner undertakes to provide the company with a correct RIB.
- Monthly rent amounts due are transferred on Monday through Friday.
Chapter Four — exclusivity of the mandate
- The contract is exclusive in favor of AMARTIL IMMO SARL AU throughout the term of the monthly mandate.
- Direct contact with the tenants, or collection of the rent without the company's knowledge, is prohibited.
