Full management of daily rent

Daily management contract rules, commissions and guest reception

Full management of daily rent

Full management service for daily rent: We handle every aspect of your property — marketing, daily rent, collection, maintenance, and guest reception — with periodic reports to the property owner.

This type of management begins after the rental management contract provided by AMartil is signed. That contract contains the required declarations and is linked to the rules on this page.

Property acceptance conditions: The full management contract for daily rent cannot be signed without a viewing of the property by AMartil and its express acceptance to promote it and rent it daily. Not every property qualifies for this contract — the company has the right to refuse any property that does not meet its standards or in which it sees no promotional value.

Daily rent commissions (full management)

Cases AMartil commission
All rentals under 1000 dirhams per night 15%
A rental that exceeds 1000 dirhams per night 25% 20%

Daily client commission — a single advance payment

Apartment rent price per day What the client pays
Renting any apartment for less than 1000 dirhams 50 dirhams per day
Renting an apartment above 1000 dirhams 100 dirhams per day
  • The amount is paid as a single advance payment by the client.
  • The owner's commission percentage is not calculated on this amount.

Example: If you find any listing on the website for daily rent at 1300 dirhams, the client who wants to rent pays AMartil a commission of 100 dirhams, and therefore will not need to pay any additional amount, because the rent amount includes the commission directly. The property owner's commission will be deducted from 1200 dirhams.

Obligations and expenses of full management (daily rent)

  • We retain 200 dirhams to manage cleaning operations.
  • Property cleaning: 200 dirhams. If cleaning supplies are not available in the property, we deduct 50 dirhams to purchase them.
  • We deduct 50 dirhams each time we go to carry out a repair in the apartment.
  • After 24 hours from informing the company that it has received a holding deposit or an advance payment to book their apartment, the property owner may request to receive 50/100 of the holding deposit amount.

Rules of the full-management agreement for daily rent

Notice: A rent-management agreement for AMARTIL IMMO — management may not be shared with any other agency or broker for the entire term of the mandate.

Preliminary conditions — inspection and acceptance of the property

  • The full-management agreement for daily rent cannot be signed without an inspection of the property by a representative of AMartil.
  • The company must expressly accept promoting the property and renting it daily before any signature — the inspection alone does not bind the company to accept the agreement.
  • Not every property qualifies for full management: the company may refuse any property that does not meet its criteria, is not suitable for rent under company policy, or in which it sees no promotional viability.
  • A request for management, or completion of the agreement form, is not a commitment by AMartil before the inspection is completed and written acceptance is given.

Article One — Subject of the mandate and its term

  • The property owner mandates AMARTIL IMMO SARL AU as the only party authorized to promote the property and rent it daily.
  • The agreement is open-ended: there is no expiry date and it does not require periodic renewal. It ends only by concluding a separate termination agreement after the conditions of Article Nine are met.
  • The mandate includes: advertising and promotion, receiving interested parties, organizing visits, concluding rent agreements, receiving the holding deposit and advance payments, negotiation, and representing the property owner before administrative departments and water and electricity companies when needed.
  • The property owner may, by a prior written request to the company, set a period during which the owner will use the apartment personally, provided that it does not conflict with bookings confirmed with the company.

Article Two — Monthly rent commission

The rules on the monthly rent commission and monthly full management are published on the Full management of monthly rent page.

Article Three — Daily rent rules (for the owner)

  • Daily rent commission: 15/100 of the reference monthly rent; from 1200 dirhams upward = 20/100.
  • The company may rent the apartment at any price it considers the property’s true market price in that period.
  • The company may receive the holding deposit and advance payments on behalf of the property owner without referring back to the owner.
  • Any person introduced by the property owner may be admitted to the apartment by the company under the guest-reception rules — the full reception service according to the property’s value (300 dirhams if it is under 700 000 dirhams, and 500 dirhams if it reaches or exceeds that amount).

Article Four — Guest reception (Airbnb / Booking / private booking)

Details of the free service (self handover of the keys) and the paid service (full reception: 300 or 500 dirhams according to the property’s value) are also published on the Guest reception and external bookings page.

Article Five — The holding deposit and bookings

  • The holding deposit is an integral part of the company’s work; most transactions are carried out by providing a holding deposit or a financial advance.
  • The property owner may, after 24 hours have passed from informing the company that it has received a holding deposit or advance, request receipt of 50/100 of the holding deposit.
  • Booking-cancellation rule: cancelled bookings are an integral part of rent operations; a cancellation is not treated as a shortcoming on the company’s part.

Article Six — Working hours and visits

  • Company working hours: 10 a.m. until 6 p.m. No requests outside these hours.
  • Client visit times at the property: 11 a.m. until 5 p.m.
  • Late arrival outside the check-in window (14:00–17:00): 200 dirhams as compensation, with the company’s prior consent.
  • Check-in time for daily rent: 14:00–17:00 — checkout time: before 12:00 noon unless an extension is agreed for a fee.

Article Seven — Payments and bank transfers

  • The property owner undertakes to provide the company with a correct RIB; any delay caused by an error in the details is not attributed to the company.
  • On day 1 and day 15 of each month, the amounts due from daily rent operations are gathered and transferred to your bank account, with transfer details attached on a private page shared with the property owner, including every new, old, and pending transfer.
  • A deduction of 50 dirhams for each repair or travel operation from the amounts due.
  • Monthly rent amounts due, and the dates of their transfer, are published in Full management of monthly rent.

Article Eight — Exclusivity of the mandate

  • The agreement is exclusive in favor of AMARTIL IMMO SARL AU.
  • The property owner has no right to share management with any other agency or broker for the entire term of the mandate.
  • The obligations of the agreement may not be transferred to a third party without the company’s consent, except for a sale of the property (Article 23).

Article Nine — Suspension and conditions for ending the mandate

The agreement does not end by the passage of time, but only by a separate termination agreement after the following are met:

  1. The end of every current rent agreement, the tenant’s departure, and handover of the keys.
  2. The end or performance of all future bookings confirmed with AMartil.
  3. Settlement of all amounts due: commissions, cleaning, repairs, and the guarantee.
  4. Submission of a formal written request for termination.
  5. Written consent from the company after verification.
  • The mandate cannot be withdrawn before the conditions are met, unless the company waives them in writing.
  • Termination without meeting the conditions: a penalty of 5000 dirhams + the company’s right to compensation and commissions.

Article Ten — Obligations of the property owner and prohibitions

  • There is no right to demand that the company reduce the commission, or to delay payment.
  • Compensation cannot be claimed because a rent operation did not succeed.
  • Mandatory: at least two telephone numbers and two keys for each door.
  • It is forbidden to contact tenants directly or to collect the rent without the company’s knowledge.
  • Provision of all required documents (title deed, identity card, utility contracts…) upon request.

Article Eleven — Respect and trust

Any breach of respect or trust entitles the company to terminate the management agreement while retaining its financial and contractual rights.

Article Twelve — Guarantee, cleaning, and supplies

  • A standing guarantee of 200 dirhams for managing cleaning and repairs.
  • Daily/ordinary cleaning of the property: 200 dirhams; purchase of supplies (bulbs, cleaning materials…) is deducted from rent operations.
  • The general-cleaning rule after a monthly rent is published in Full management of monthly rent.

Article Thirteen — Photographing the property and advertising

  • Photography price: 500 dirhams (full management), paid after the first rent operation.
  • The property owner’s consent to publish photos and video of the property on internet platforms exclusively for the company throughout the term of the mandate.

Article Fourteen — Loyalty program (Royalty)

An optional program that may be joined or left at any time; among its benefits is raising occupancy through offers such as a free day for anyone who rents for more than 7 days.

Article Fifteen — The property owner’s obligations regarding the property

  • Acknowledgment that the owner is the owner or is legally authorized, and that the property is available to rent without dispute.
  • Handover of the apartment fit for habitation, with working utilities and the agreed equipment.
  • Responsibility for structural repairs; the company may deduct urgent repairs from the amounts due.
  • Entry to the apartment during confirmed bookings is not permitted without prior coordination.

Article Sixteen — Acknowledgment and notice: what the company does

  • Exercise of professional care in promotion and management.
  • No guarantee of an occupancy rate or of a specified number of rent operations.
  • Setting of prices according to an estimate of the market price.
  • No liability for force majeure, or for misuse by the tenant that exceeds reasonable supervision.

Article Seventeen — Tenants and AMartil clients

  • The apartment cannot be refused for rent to any tenant introduced by the company.
  • A tenant obtained by the property owner individually: the tenant is housed only after AMartil is informed and gives written confirmation that there are no bookings.
  • There is no right to request that the rent be paid directly without the company’s commission — a serious breach.
  • Going beyond the agreement (direct payment, concealing a transaction…): compensation of 4000 dirhams + the original commissions.
  • A tenant registered with the company remains subject to its rights even after termination if the rent resulted from that contact.

Article Eighteen — Utilities, maintenance, and bills

  • The property owner is responsible for the utility contracts unless the rent agreement provides that the tenant bears them.
  • A guarantee of available credit or regular payment of the bills.
  • The company may carry out emergency maintenance and deduct its cost from the amounts due.

Article Nineteen — Guarantees, damage, and insurance

  • Receipt of guarantees and advance payments from tenants on behalf of the property owner.
  • The guarantees cover damage, exceptional cleaning, and loss of keys.
  • Insurance of the property is the property owner’s responsibility; the company does not insure on the owner’s behalf.

Article Twenty — No conflict and no parallel advertising

  • It is forbidden to publish rent listings on other platforms (Airbnb, Booking, Facebook…) without informing the company and coordinating with it.
  • Any private booking, or any booking through an external platform, must be reported to the company in advance.

Article Twenty-One — Handover of the property and the inventory

  • Video and photos to document every component of the property and its condition.
  • Immediate notice to the company of any change that affects the property’s ability to be rented.

Article Twenty-Two — After the mandate ends

  • A final financial settlement within 30 days of the last tenant’s departure.
  • The provisions on protection of the company’s clients (Article 17) remain in force for those registered during the term of the mandate.

Article Twenty-Three — Sale of the property and transfer of ownership

  • The right to sell the property to any party without obstruction, taking into account the current rent or a future rent confirmed with the company.
  • Settlement of AMartil’s outstanding amounts due before the keys are handed to the new owner.
  • After all rent and financial obligations have ended, the agreement may be cancelled.
